Methodology and Quality Assurance System
1.1 Operational Methodology

Lucid’s Hard FM services model is constantly evolving to embed the new challenges, technology, innovation and the sustainable practices into its clients business. The sector has moved from a position of addressing asset management issues to infrastructure management and the provision of business support solutions.

Lucid has considered a Facilities Management vision and strategy that combines its people, property, and technology and process management expertise to:

  Provide vital reliable deliverables in support of the organization
  Bring best practices to the facilities services and maintenance programs
  Implement plans which effectively control the cost of repairs to reduce the assets’ life cycle cost

  Assessing drawings and specifications with regards to assets’ maintainability and energy efficiency

  Using our CAFM systems to track maintenance and repair expenditures and calculate facilities-related budget items, such as current replacement values

  Implementing adequate training for staff - this is a key component in fostering effective decision making in performing condition assessments and developing and reviewing maintenance and repair routines.

Standards and Procedures
We understand the importance of using the standards which are internationally accepted. For businesses, the widespread adoption of International Standards means that we can base the development of our services on specifications that have wide acceptance in this FM sector. For client, conformity of services to International Standards provides assurance about their quality, safety and reliability.

Expertise on Preventive Maintenance
Successful maintenance can only be achieved through a strict monitoring and controlling regime applying international standards. We will achieve this through our dedicated team of technical and management personnel and the use of the CAFM System. This will allow us to view and, if necessary, reschedule planned tasks. This avoids clashes or duplication of effort, ensuring the planning and utilization of both the assets of buildings and our labor is optimized. Our intention is to develop the maintenance regime to the optimum level required, which could involve a number of techniques, such as the IR Thermos graphic process. The following methods may be used to either supervise or carry out maintenance tasks on a predictive basis following specific inspection tests carried out from the following techniques Vibration analysis
